A mortgage valuation is not undertaken to provide information for the purchaser, many lenders will not even provide their clients with a copy of the report. The valuation is only intended to give an indication of the value of the property and whether it is a good risk for the lender. It is not an indication of the condition of the property nor does it provide the purchaser with advice on any action you need to take, prior to exchanging contracts to protect yourself or matters requiring attention following completion of the purchase to remedy defects. A significant percentage of mortgage valuations are undertaken following drive by inspections or simply from the mortgage surveyors office. Therefore not even a 15 minute walk round inspection of the property has been undertaken.
